Prior to founding Bishop Architects in 2017, Jeremy Bishop spent over fifteen years working at various award-winning architecture practices in Melbourne and the Surf Coast, where he honed his design skills and business acumen. We understand that designing & building a new house can be overwhelming, so we have outlined the typical steps in the process below to give you an idea of what to expect before embarking on this journey

CONCEPT DESIGN

We start with the big picture and begin by helping you define your Brief & thoroughly analysing the project site and any constraints that are present. We will then work with you to create sketch plans and a three-dimensional model of your project, which responds to your Brief and the local environment. Throughout this stage we check the design against the budget.

TOWN PLANNING

If required, we will lodge the Planning Permit application and engage consultants to help. With 20 years of experience working with scores of different councils, we understand how to navigate this with ease.

DESIGN DEVELOPMENT

As the name suggests we dive into the details of the project & develop the concept design, including interior design and the technical aspects of coordinating engineers & other consultants.

CONSTRUCTION DOCUMENTATION

During this stage, we complete the full set of contract documents, so that a builder can price the project in it’s entirety, and a building permit application can be made.

CONTRACTOR SELECTION

If you have a builder you wish to use, great! Otherwise, we will provide advice on who might best suit you.

CONTRACT ADMINISTRATION

Throughout construction we liaise with you and the builder to ensure any questions or issues that arise are dealt with promptly and efficiently.

HOW LONG DOES IT TAKE?

It depends on the project. Generally speaking, designing a new home can take anywhere from a few months to a year, depending on the size and complexity of the project. Some things that can affect how long it takes include the scope of work, the number of revisions required, and whether a town planning permit is required.

HOW DO WE MANAGE THE BUDGET OF THE PROJECT?

We provide general cost estimates throughout each design stage, based on the size & intricacy of each project. This may include working with a builder, or a cost consultant, to estimate the costs and refine the details.

DO WE NEED CONSULTANTS?

Absolutely, and we have a range of reliable and experienced consultants that we can recommend using.

Typical you will need the services of a Land Surveyor, Soil Engineer, Structural & Civil Engineer, Building Surveyor, Bushfire consultant, and Energy Rater. In addition, sometimes we also require the services of a Cost Consultant, Town Planning Consultant, Heritage Advisor, and Landscape Designer.

We provide a list of consultants we anticipate will be required for your project, along with an estimate of their fees, during our initial chat.

DO WE NEED PERMITS?

Most construction projects require a Building Permit, but only some need a Town Planning Permit. We will advise what you need based on the location of your project and a general idea of what the project will involve.
